Design and Pre-Construction Services: CM/GC’s are invited to propose on the project based on Conceptual Design documents attached to this RFP. The selected CM/GC and the Owner will negotiate a Contract which will include an Initial Guaranteed Maximum Price (IGMP) for the entire project as described in the Conceptual Design and further specified in the IGMP agreement. The owner and CM/GC will work together through pre-construction to develop Construction Documents that meet the IGMP, and schedule requirements. The owner will require cost estimates from the CMGC at the following stages at minimum: 100% completion of SD (RFP response), 50% CD’s, and finally at 90% CD’s prior to execution of a Construction Agreement with a Guaranteed Maximum Price (GMP). Pre-construction services will include professional opinions from the CM/GC on constructability, phasing, specifications, and alternatives. The CM/GC and Architect will work together closely throughout the development of construction documents to ensure the project is on budget and meets the goals and requirements of the Owner. Cost cutting or value engineering exercises will be collaborative between the CM/GC, Architect, and Owner and will include sub-consultants as needed to offer opinions and alternatives to the Owner that offer the best value and performance
