The contractor agrees to perform the removal and replacement of the existing roofing system for a commercial building located at700 Block North 1st Street, Raymondville Texas, 78580. The roofing system, covering an area of 100 feet by 45 feet, shall be replaced with a high-performance thermoplastic polyolefin (TPO) or polyvinyl chloride (PVC) membrane, insulation layers, a vapor barrier, a cover board, and a steel deck as specified in the Scope of Work detailed below. Scope of Work: The contractor shall complete all tasks outlined in the Scope of Work for Roof Remodel, which includes, but is not limited to: 1. Removal and Demolition – Dismantling the existing roofing system, including old decking, membrane, fascia, gutters, downspouts, and other outdated components. 2. Structural and Preparatory Work – Repairing the roof deck, framing, and installing a 22-gauge N Deck Deep Rib metal roof deck.3. Insulation and Cover Board Installation – Installing closed-cell foam insulation, multiple insulation layers, and a mechanically fastened cover board. 4. Roof Membrane Installation – Applying an 80-mil white PVC or TPO membrane, vapor barrier, seam welding, and installing necessary roofing accessories. 5. Edge and Drainage System Installation – Installing fascia metal edges, 24-gauge gutters, and downspouts to ensure proper drainage. 6. Quality Assurance and Warranty – Conducting inspections, water testing, and providing a 20-year manufacturer warranty and a 5-year contractor guarantee on workmanship. 7. Project Completion and Cleanup – Conducting a final walk-through, providing documentation, and removing all debris from the job site.
