LESSEE RESPONSIBILITIES: (a) Except as set forth in II.02(b), the Lessee will be responsible for repairs and maintenance of the Property and the Facility, including, but not limited to all building structures, equipment, and mechanical systems, such as plumbing, electric, heating, and HVAC. (b) Lessee shall provide all personnel necessary to effectively operate the Facility. The Lessee shall employ only qualified competent persons in the conduct of its work, and shall at all times enforce strict discipline and good order among its employees. (i) Lessee shall ensure that all employees comply with all laws, rules, and regulations in full force and effect. (ii) Lessee shall perform criminal background checks for all employees working at the Facility. The background checks shall be at the expense of the Lessee. A copy of the background check shall be provided to the County prior to the employee starting work at the Facility.
