The required services to be provided are for the maintenance and repair of Kitchen equipment and quarterly service on the hot, cold side equipment, and ice machine services at Austin State Hospital. Perform preventive maintenance on equipment based on equipment list provided in exhibit F. The Contractor shall provide quarterly service on the hot, cold side equipment, and ice machines. The Contractor services shall include calibration, lubrication, adjustments of doors, temperature adjustments, checking gaskets, de- scale ice machine, cleaning coils, cleaning internal parts on ice machine and sanitizing ice bin and verification that all listed equipment is functioning properly. The Contractor is responsible for Ice machine filters to be changed semiannually as well as changing reverse osmosis filters once a year. The Contractor is responsible for making sure all cleaning supplies and filter media are included. If there are any repairs and or parts that are found to be needed during this inspection and cleaning, the Electrical Supervisor will be made aware of and will receive the option to approve or decline the repair. Any repairs and parts will be invoiced separately. The Contractor shall perform PM repairs during regular business hours, unless otherwise agreed upon. The Contractor shall examine all properties at which the work will take place and to be familiar with the conditions under which the work will be accomplished. The Contractor shall inspect existing conditions prior to commencing work, including elements subject to damage or movement during the performance of services.
