The required services to be provided are the ceiling tile replacement at the Rio Grande State Supported Living Center, buildings 501 and 502. The Contractor shall complete the removal and replacement of non-directional ceiling tiles in multiple areas of suspended ceiling throughout Rio Grande SSLC; services are to be completed in existing locations including but not limited to the following: the living room, bedrooms, dining room, hallways, and east & west side training rooms. Contractor shall provide White ASTM E1264 Class A Fire Retardant USG MARS™ HEALTHCARE ACOUSTICAL PANELS, 85/35 Plant-Based Binder 6, 24” x 24” X 7/8”, non-directional, Square Lay-In, Item Number 86256 (or equal). The Contractor shall take measurements of the areas needing ceiling tile replacement during the pre-bid on-site visit. The existing 15/16-inch suspended ceiling grid, if structurally reusable, shall be painted with water base, low VOC, satin sheen, acrylic alkyd paint, Sherwin Williams color SW7001 Marshmallow (or equal) or be replaced as necessary. The Contractor shall protect all fire alarm smoke sensors and all Agency property from contact or damage from paint. All work performed under this contract shall be performed within all code and regulations applicable to Texas Department of Licensing and Regulation (TDLR) and all work performed must comply with the applicable national and local building codes. The Contractor shall remove and reinstall applicable ceiling mounted air diffusers and vents with the same paint used on the ceiling grid. The Contractor shall dispose of old ceiling tiles in Rio Grande SSLC on-site dumpsters designated by facility staff. The Contractor shall remove from Rio Grande SSLC and dispose of all used paint materials and containers at no additional expense to Rio Grande SSLC. Prior to work commencing, Contractor shall provide to Agency Project Manager for signed approval, a detailed estimate for each work site, including but not limited to: i. Employee name and title performing work. ii. Supervisor name and title overseeing work. iii. Identification of work site area. iv. Quantity of tiles to be removed and replaced. v. Quantity of air diffusers to be removed, cleaned, painted, and reinstalled. vi. Quantity of fire alarms smoke sensors to protect from new paint. vii. Estimate of hours to complete each work site. viii. Estimate of invoice amount per work site.
