A. The service contract scope of work shall include all of the following items: 1. At a minimum for each included District location, monthly the Contractor shall be onsite, perform the required work, and send the required reports/documentation to the designated contact at the District Maintenance Department. 2. The Contractor shall monthly examine, clean, adjust and lubricate as required, and if conditions warrant, repair and/or replace, traveling cables, hydraulic valves, non-submersible pump motors, jack packing, seals and controller parts, including contacts, coils, timers, resistors for motors and controller circuits, magnetic relays and other mechanical parts, using only high grade parts especially designed for this purpose. The contractor shall keep guide rails properly lubricated at all times, and when necessary renew guide shoe gibs or rollers to ensure smooth and quiet operation, examine, lubricate, adjust, and/or repair the interlocks, car or hall button-stations and other hatchway equipment. Call backs during normal business hours and annual pressure test will be included at no additional cost. Cat 5/ Rupture valve tests should be separated in the bid form as a line item on its own. 3. Monthly the contractor shall perform a “Firefighters Test” on each elevator in accordance with the regulations established and required by South Carolina State Department of Labor Licensing and Regulation (SC LLR). The contractor will provide and maintain a Firefighter Service Log, to be kept in each elevator equipment room, recording the results of each test and the dates of each test. 4. Annually, as defined and required by SC LLR, the contractor shall perform all pressure tests and inspections for each elevator. Each elevator shall be pressure tested and inspected once annually during the time frame of July through September. Upon completion of the test/inspection, the contractor will notify the District Maintenance Appointee in writing within three calendar days. 5. Rupture Valve Testing - Once every five (5) years, as defined and required by SC LLR, the contractor shall perform “Rupture Valve Testing” for each elevator. 6. The Contractor shall maintain organized and accessible records of all tests and inspections completed for the District, including a log of annual test dates. The Contractor shall maintain and retain these records for a minimum of five (5) years, plus the current year.
