Ensure all manufacture maintenance practices and guides are followed based on the equipment being maintained. This is a template to follow and any discrepancies we lead to following the O&M practices. - Isolate each boiler, lock-out and tag-out for safe working condition. - Disconnect and remove the burner. - Clean Burner and visually inspected overall condition, report condition back to customer. - Clean and vacuum out any soot and loose debris from inside combustion chamber. - Visually check the overall condition of the main Tube Bundle. - Check operations of flow switches and low water cut-off devices. - Test all reset buttons. - Fill the unit to the proper level and inspect unit for leaks. Check safety relief valves for operation and wear. - Check flame Safeguard Control for pilot and main flame ignition, detection and proper lockout. - Check operation of blower motor and circuitry. Run amp check to verify motor is in tolerance and document. Lubricate motor bearings when applicable. - Check operation and adjust all linkages, belts and pulleys in accordance with factory specifications. - Check and adjust all boiler limits, pressure controls and running interlocks, adjust for maximum pressure control and minimal burner cycling. - Check operation and adjust low water and/or feed water pump controls- draw down water column and check low water controls and/or feed water pump controls. - Check operation of gas valves and vents. - Check burner, pilot and main flame ignition. Also, verify and calibrate for smooth and reliable light. - Calibrate the boiler/burner for optimum air/fuel mixture for each fuel and firing to be fine-tuned and adjusted to its maximum efficiency level throughout the entire modulation range. Flue gas analysis and monitoring of temperature, O2, CO2, CO, NOx and excess air to be monitored. Note: Worn control, metering, linkage or affiliated equipment replacements, if required, is not included in this proposal. - Perform combustion and efficiency testing and record all firing rates of boiler/burner capacity. Combustion efficiency will be calculated and recorded at each position. - Provide Pictures of condition before, after, and tubes. Must be attached to work order. - Upon completion of full testing, your field service representative will submit an engineering report for your review and records. The engineering report will summarize all work completed, detail corrective action required and recommended solutions. Your Customer Service representative will contact you regarding recommendations. - Replace hot surface ignitors. - Replace seals and gaskets, ensure no leaks. - The boiler room shall be left in the same clean condition as existed prior to start of work. - After work all details pictures and documentation will be required to upload into TMA. - All deficiencies shall be reported to the Technical Services Manager on site. A work order must be generated for the repairs and an ITQ will be needed to process.
