1.Project Overview Lander University is seeking a qualified, licensed, and insured contractor to perform partial restroom renovations in two (2) buildings within the Brookside Student Housing Complex. These wood-frame buildings, constructed in 1977, each contain ten (10) student restrooms. 2.Scope of Work – The primary project tasks include the following: a.Demolition & Preparation i.Remove and dispose of existing bathtubs, vanities, and surrounding gypsum board (three sides around the bathtub). ii.Fill and level voids in the floor (left from bathtub and vanity removal) with waterresistant grout. b.Installation i.Install water-resistant gypsum board/concrete board on three sides of the bathtub location, finishing all exposed joints for painting. ii.Install the specified modular walk-in shower base. iii.Install a modular, multi-piece fiberglass shower unit. iv.Procure and install: 1.Specified rough-in shower valve (Delta MulitChoice R100000-UNWS). 2.Finished showerhead and water selection lever (Delta Woodhurst Shower Trim in Chrome). 3.All necessary water line modifications to ensure proper connections (copper to copper or copper to PEX is excepted). 4.Drain connections and adjustments (PVC to PVC). v.Install a PVC board at the top of the shower wall, transitioning to the waterresistant gypsum board/concrete board. vi.Procure and install the specified lavatory vanity (must fit within existing space). (30-in Single Sink Bathroom Vanity with Cultured Marble Top) Replace all water supply stops under the vanity sink. ( ¼ turn water supply stop) vii.Install the specified Delta faucet, ensuring proper water line connections and drain installation. (Delta Foundations Single Handle Centerset Faucet in Chrome) Drain will be (Delta Cast Lavatory Waste with Open Grid Strainer in Chrome Model 33T260) viii.If needed, install a PVC board at the vanity edges to cover any grout-filled voids. ix.Procure and install the specified restroom mirror. Stainless steel frame glass mirror 16”x30” c.Finishing & Compliance i.Paint all exposed gypsum board surfaces (new work and old work) using Sherwin Williams ProMar 400 Satin (color TBD). ii.Ensure all installations comply with construction codes, industry standards, and university specifications. iii.Lander University has standardized plumbing/restroom appliances but is open to considering equivalent products, subject to final approval. d.Waste Disposal & Field Adjustments i.The contractor must provide a designated waste container for demolition and construction debris. ii.If unforeseen field conditions require remediation, the contractor must notify the university project representative. Any additional work will require a negotiated change order before proceeding.
