Scope of Work Description The Port seeks to facilitate the implementation of the 2020 Real Estate Strategic Plan, the SEA Strategic Plan, and to help support the Northwest Seaport Alliance (NWSA) and Port planning efforts. Consultant shall support asset management tasks for new acquisitions as well as future development opportunities to help the Port achieve the implementation of the Port's Real Estate Strategic Plan. Other items that will be included in these efforts are a maritime specific strategic plan, a SODO (South of Downtown) plan and a West Seattle Strategy to highlight the Port’s maritime industrial interests in Pier 1, Pier 2, Carl E. Meitzen (CEM) property, and other assets along the Harbor Ave / Spokane Street corridor. Tasks and specific Deliverables shall be further defined in Service Directives issued under this contract. Tasks and Deliverables 1. SEA Real Estate Strategy Implementation and Outlook 1.1. Work with the Port staff to develop a draft and final report outline for both public and internal versions of the Real Estate Strategy Implementation and Outlook 1.2. Conduct and compile analysis, findings, and recommendations into draft and final report. 1.3. Conduct meetings with the Port staff to review draft, edits and final reports. 1.4. Provide support for presenting to internal stakeholders, including SEA leadership, and Port Commission. 1.5. Support internal strategic efforts. 2. Strategic Implementation Support 2.1. Engage with Port and SEA teams as needed to apply actionable strategic guidance on specific properties/opportunities. This includes but is not limited to asset management activities support and guidance, plus meetings with the SEA/Port team as well as the necessary external stakeholders. 2.2. Conduct underwriting and financial analysis to support the Port team in assessing acquisition opportunities. 2.3. Provide support for engagement with both internal and external stakeholders related to property acquisition opportunities. 2.4. Facilitate property transactions as needed by the Port. 3. Asset Management and Onboarding 3.1 Assemble and review available asset information and third-party reports as needed. 3.2 Support Port staff in coordination and documentation of the due diligence process. 3.3 Modify and update real estate pro forma as needed to reflect the due diligence process, property budgeting, and Port business planning. 3.4 Work with Port staff to support asset onboarding and transition of ownership to Port ownership.
