The scope of work includes the following major tasks: Site Preparation and Demolition; Removal of interior residential fixtures, partitions, and non-load-bearing walls. Site preparation to accommodate the necessary office layout. Structural Modifications; Modify the building layout to accommodate office spaces and meet accessibility requirements. Reinforce or modify structural elements as necessary to comply with Oregon’s building codes. Mechanical, Electrical, and Plumbing (MEP) Systems; Upgrade or install electrical, plumbing, and HVAC systems to meet the needs of a commercial office space, ensuring compliance with Oregon's building and energy codes. Compliance with Accessibility and Safety Codes; Ensure the office space meets all accessibility requirements under the Americans with Disabilities Act (ADA). Install required safety systems, including emergency exits, alarms, fire suppression, and smoke detectors, in compliance with Oregon Fire Codes and building safety regulations.
