The Apparent Successful Bidder shall act on the behalf of DNR to implement, or cause to be implemented, the decisions of DNR with respect to the residential management of the Pasco Residential Properties. The Apparent Successful Bidder will conduct the day-to-day ordinary and usual business affairs of DNR as to property management activities including, but not limited to, facilities maintenance, financial management and reporting, administrative duties, marketing, and leasing, as described in the Sample Property Management Agreement, attached as Exhibit D. The Apparent Successful Bidder will agree to use best efforts according to industry standards in the management and operation of the Pasco Residential Properties. This includes entering into leasing and other property management-related contracts with the existing occupants and using leases to manage any compliance issues. The Apparent Successful Bidder will comply with and ensure compliance with. all applicable laws regarding the management and leasing of residential properties. The Apparent Successful Bidder will also work on DNR’s behalf to collect back rents, dating back to January 1, 2021. Amounts for back rent owed by the existing tenants will be negotiated by the Apparent Successful Bidder and approved by DNR, with current and future lease rates to be approved by the DNR. Repairs, as identified by DNR, will be the responsibility of the Apparent Successful Bidder.
