Preventative maintenance (PM) service and inspections for the HVAC equipment belonging to the North Texas Tollway Authority (NTTA/owner) located at the 5900 and 5910 W Plano Parkway, Plano, Texas, 75093 and the 360 Toll Tag Store located at 5244 S SHWY 360, suite #384, Grand Prairie, Texas 75052. Vendor shall provide a full report detailing the inspection and services performed on each unit after each PM visit. Report to be sent electronically (soft copy) to Sr. Facilities Manager, Facilities Supervisor, and Lead Maintenance Technician. The following Preventative work shall be provided at the 5900 and 5910 sites and at the 260 Toll Tag Store: MARCH PM SERVICES: Refrigerant System: • Check refrigerant circuit(s) for leaks. Check refrigerant pressures add as necessary before coil freezes, NTTA will supply refrigerant on the roof. • Check superheat setting and adjust if necessary. (Record readings) • Check operation and refrigerant pressures. (Record readings) 5900 (40 HVAC units) and 5910 (14 HVAC units) W. Plano Parkway is a complex of two buildings at the same location of the Gleneagles Office Complex, and the 360 TollTag Store (one (1) HVAC unit) is a store in a strip center (near Target store). Under this program, PM service and inspection will be performed three (3) times per year on the equipment as listed on the attached equipment list. All PM work will be weekday non-business hours or Saturday or Sunday. First PM will be March, second June, and third will be October.
