Using tools common to such projects, provide a comprehensive overview the Project Site development that will enable WSU to achieve the Project objectives, including the following: • At least one schematic site design to include square footage, floor area ratio, and dollar cost by phase and use. • A draft schedule, and work plan identifying all phases (as applicable) and major milestones. • As applicable, Respondent's suggested phasing approach, if applicable, and proposed timeline for delivery of each phase of the Project from an initial phase through completion. • Describe how Respondent would make the best use of available sites, WSU brand and affiliation, and the existing campus facilities. • Describe how the proposed plan will address and integrate the WSU Master Plan. • Describe Respondent's evaluation and design methodology and strategy for optimizing development of the Site. Financing, space leasing strategy, design and construction strategy, and long-term management of the Project and all its components. The University will look more favorably on plans that are customizable to industry partners and integrate with WSU Master Plan, including, but not limited to, classroom, laboratory, and mixed use office. Respondents will be required to construct adjacent and adequate surface parking that may not be included in the leased ground. The university is interested in proposals from any individual, organization or entity, for the development of a building or buildings to provide rental space available for occupants who are committed to advancing the university’s mission and vision as an education, cultural, and economic driver for Kansas and the greater public good, and aligning with the university’s research and applied learning goals. The university will consider serious offers and inquiries with detailed proposal terms from any financially qualified individual, group, organization.
