DPR seeks two (2) safe, secure and comfortable rectangular tiny homes that are cost-effective and can be efficiently installed within the existing concrete pad and ready to be tied to the existing utilities by a preselected JOC Contractor after the delivery of the tiny homes. The JOC Contractor will also build the stairs and ADA ramp leading to each tiny home. DPR anticipates that the tiny homes will include the following features and functionalities: 2.2. Tiny Home Specifications: 2.2.1. Tiny homes shall provide 300-400 square feet of livable space (anticipated to host one individual and include space for a full-size bed, full kitchen, full bathroom, living room space and dining table. 2.2.2. Tiny homes are to be constructed from materials (walls, roofing, siding, etc.) that provide insulation, protection, and stability from the elements (rain, wind, high/low temperatures). Tiny homes may be set in place on site during delivery, which would include placing on piers; leveling; removal of axels, tires, and hitch; skiting; and repairs of transportation cracks and adjustment of doors as needed, 2.2.3. Tiny homes shall have a built-in electrical capacity of 120/240-volt,100-Amp 1-phase to support air conditioner and heater (ductless mini split), three (3) standard outlets (one in the sleeping area, one in the dining area and one in the living room area) and three (3) GFCI outlets (2 in the kitchen and 1 in the bathroom). 2.2.4. Tiny homes shall be aesthetically pleasing and blend to the current desert landscape and include the following: 2.2.4.1. Interior & Exterior lighting. 6” Can-less recessed LED lights throughout. One (1) exterior single LED wall sconce next to the front door. 2.2.4.2. A minimum of two (2) windows that provide natural outdoor light. 2.2.4.3. Privacy locking door and windows 2.2.4.4. One (1) smoke alarm. 2.2.4.5. One (1) carbon monoxide detector. 2.2.4.6. One (1) fire extinguisher. 2.2.4.7. Tiny Home shall adhere to local San Diego County fire safety code requirements and regulations. 2.2.4.8. One (1) of the two (2) tiny homes must be Americans with Disabilities Act (ADA) compliant and inclusive for individuals with disabilities. 2.2.4.9. Full Kitchen: Upper and lower cabinets, range hood, stove with an induction stove top, dishwasher (24” wide), refrigerator (with a capacity of 18-22 cf). 2.2.4.10. Full Bathroom: One (1) toilet, plumbing fixtures and pipes which connect to water source and sewer, sink over a cabinet, stand-up shower (with hot and cold water), towel rack, exhaust fan and toilet paper dispenser. 2.2.4.11. Interior Floors: Waterproof vinyl plank flooring with standard 6” high flat MDF baseboard or standard Vinyl acceptable. 2.2.4.12. Interior walls and ceilings: To be painted semi-gloss white. No need for crown molding. Door frames to have standard 4” molding (no need for crown molding around window openings). 2.2.4.13. Plumbing for a stackable washer and dryer
