Project overview includes the following: 1. Remove existing stone ballast and save for reuse with an approximate area of 23,000 square feet; 2. Cut out and remove all existing membrane roofing, flashings, edge metal, coping caps, gutters, and downspouts; a. Existing insulation is to be inspected and reused if not wet or deteriorated; 3. Dispose of all debris; 4. Add 2.2” isocyanurate insulation over the entire area (Approx. 23,000 sq. ft.). R-Value of 2.2” isocyanurate insulation = 12.6 for total R-Value of roof insulation at R30; 5. Furnish and install a new 0.060 EPDM Rubber Roofing System complete with all necessary flashings; 6. Re-ballast all roof areas using the existing stone with the large size stones at roof perimeters per the original wind design criteria; 7. Raise current Make Up Air Unit (MAU) to accommodate new roofing thickness; 8. Field measure, fabricate, and install new 24-gauge prefinished standard color steel edge metal, flow-thru gravel stop, coping caps, counter flashings, gutters, and downspouts with all necessary material; 9. Provide roofing manufacturer’s twenty (20) year labor and material roofing system warranty
