1. Mini Split Units a. Semi Annual (every six (6) months) industry-standard preventive maintenance of all HVAC systems, including but not limited to the following: i. Remove and clean all washable filters. ii. Inspect all washable filters and note condition. If any filters are in poor condition, alert the COR. iii. General check of all housing, drains, thermostats and electrical connections. iv. Check and clean all outdoor coils, straighten and bent coil fins. v. Check all the drive belts, replace them if necessary. vi. Inspect all electrical relays and contactors. vii. Lubricate all bearings and rotating components. viii. Start and run the system ensuring proper operation, airflow and temperature output. 2. Indoor Units a. Semi Annual (every six (6) months) industry-standard preventive maintenance of all HVAC systems, including but not limited to the following: i. General check of all housing, drains, thermostats and electrical connections. ii. Check all the drive belts, replace them if necessary. iii. Inspect all electrical relays and contactors. iv. Lubricate all bearings and rotating components. v. Start and run the system ensuring proper operation, airflow and temperature output. b. Quarterly Filter Replacement i. All filters must be replaced with Merv-10 High Density Filters quarterly (every three (3) months); once during each Semi-Annual PM and two other scheduled visits during each year of the Contract period. 3.
