BASE PROPOSAL 1: Work shall include: 1. Tear off all existing roofing materials down to existing concrete and tectum decks on areas included in project. 2. Remove all loose debris from deck surface by power blower prior to application of LRF adhesive. No exceptions. 3. Apply first layer of poly-iso insulation board to roof deck with specified two-part LRF adhesive per manufacturer’s guidelines to meet ASCE 7 wind uplift criteria. 4. Adhere second layer of poly-iso insulation board to top surface of first insulation board with two-part LRF adhesive. 5. AREAS C1,C2,C3,C4: Adhere one-quarter inch (1/4”) per foot tapered insulation over tectum and LTWT deck in LRF adhesive per manufacturer’s guidelines to meet ASCE-7 wind uplift criteria. 6. Adhere specified cover board to top surface of insulation board in two-part LRF adhesive. 7. Torch apply one layer of specified 80 mil SBS smooth membrane to top surface of cover board. 8. Torch apply one layer of specified reflective granule surface mod bit membrane to top surface of SBS membrane. 9. Contractor shall provide a minimum three (3) hour fire watch a completion of each day that a torch is in use. No Exceptions. 10. Broadcast surface granules immediately in hot asphalt bleed-out at all side laps and end laps for a monolithic continuous granular surface. 11. Provide new prefinished coping metal, edge metal, gutters and downspouts along with all other sheet metal flashing conditions. 12. Provide all flashing and other accessories required by manufacture for a complete watertight roof assembly including but not limited to base flashings at curbs, parapets, and rise walls. 13. New roof assembly to achieve a 20-year NDL watertight warranty from membrane manufacture. Tall Parapet Walls 1. Remove existing metal panels, hat channels, membrane and coping metal. 2. Attach 5/8” hat channel over parapet wall to receive new plywood. 3. Attach 3/4inch FR plywood over hat channels. Extend plywood from top-of-deck to top-of-wall. 4. Adhere one layer underlayment membrane over plywood by overlapping field interply above the cant and extend up and over top of wall. 5. Attach new galvanized metal R-Panels over underlayment membrane and along the top of new two-piece metal receiver and counterflashing. Additional Work 1. Contractor shall provide the disconnect/reconnect of electrical, condensate pipe and gas pipe as needed for new roof installation. 2. Gas pipe including threaded and welded joint pipe as needed. Perform gas pipe test. 3. Removal of metal storage structure, covered walk roof and wooden walk way connected to metal penthouse structure. 4. Contractor shall free all clogs from drains as needed and ensure all drains are in working order.
