I. Pre-Construction Phase Services a. Provide construction cost estimates at the Schematic Design, Design Development Phase and Construction Document Phase of the Project. i. Estimates will include providing recommendations for cost reduction measures to meet the project budget. ii. The development of the construction cost estimate may require collaboration with the Architect, which would include meeting with the Architect. b. Construction Cost and Budget reporting c. Work collaboratively with the design team to develop the most cost effective and efficient solution for handling site related issues. II. Bid Phase Services a. Coordinate Bid-Process b. Purchasing Requirements i. Incorporate applicable requirements and regulations of the Town and other funding agencies as required into the Bid Documents. These could include but are not limited to Project Labor Agreements (“PLA”), compliance with prevailing wage regulations, local hiring ordinances, Commission on Human Rights and Opportunities (CHRO) regulations, OGA, etc. c. Bid Packages i. Solicit and engage a pool of subcontractors with the capacity to complete the Project. ii. Develop bid packages in compliance with all local, state, and OGA regulations.
