Santa Monica-Malibu Unified School District (“District”) requests qualifications and submittals from qualified firms to provide Inspector of Record (IOR) Services to the District for Multiple Projects. The scope of the Multiple Projects will include the construction of three separate projects with variable durations. The three projects are: 1. Lincoln 500s Building Modernization: This project involves the renovation of a 16,000- square-foot classroom building and surrounding site, including nine classroom modernizations, office conversions, HVAC upgrades, exterior finishes, and site improvements. The estimated construction cost is $17 million. The project will be delivered using the Lease-Leaseback (LLB) method, with construction scheduled to start in June 2025 and conclude by August 2026, resulting in an overall construction timeline of approximately 15 months. 2. Roosevelt New Library and Early Education Building: This project involves the demolition of three portables and two classrooms to construct a new Library and TK/K Building, play area, outdoor classrooms, library courtyard, new campus entry, and an exterior renovation of Building J. The estimated construction cost is $30 million. The project includes a 5,000-square-foot library, seven TK/K classrooms, and a 1,600-squarefoot teacher workroom. The project will be delivered using the Lease-Leaseback (LLB) method with construction scheduled from June 2025 to December 2026, resulting in an overall construction timeline of approximately 19 months. 3. JAMS New STEM Building: This project involves the demolition of an existing classroom building and the construction of a new 23,000-square-foot STEM building, featuring nine labs, five dedicated office/storage spaces, and a teacher’s lounge. The project also includes the renovation of bathroom facilities in a separate gymnasium building. The estimated construction cost is $31 million. The project will be delivered using the LeaseLeaseback (LLB) method, with construction scheduled to start in June 2025 and conclude by May 2027, resulting in an overall construction timeline of approximately 24 months.
