The project covers two properties: the first abuts Main Street and East Hill Road and is identified as SPAN 483-152- 10239 and Tax Map ID: 007-0068; it is sometimes called 68 East Hill Road. The other parcel is called 266 Main Street and is identified as SPAN: 483-152-10299 and Tax Map ID: 003-0266. Most deed encumbrances have been addressed; remaining deed encumbrances are outside the scope of this agreement. Wetlands and soil types have been delineated for most of the property, and the ANR district coordinator will visit the site by late April for final confirmation of boundaries. UVM has agreed to conduct an archaeology study late April. A traffic review is currently being conducted. The land is expected to be subdivided into approximately 40 lots which includes a possible community center. Assume the following mix of dwelling/building types for calculating water/sewer demand and daily trips: - (30) single family homes (3 BR) on 30 lots - (2) 3-BR duplexes on 1 lot each = 2 lots - (6) 1-BR apartments on 1 lot, along with a 750 sf community center. Assume this building will also have a 4- machine laundromat. - (7) studio homes (no bedroom) on 1 lot each = 7 lots - (10) future ADUs For other utilities and amenities, assume: - Power and data will likely be underground, but that has not been finalized yet. - No street lights except for path lighting from the project to Main Street - Some street trees (between 40 and 100) - All signage (streets, speed, etc) will be located and installed by the Town.
