1. Texas Parks and Wildlife Department (TPWD) is soliciting bids for enclosed boat storage space of approximately 1,500 total square feet located within or in close proximity of the City of Corsicana to allow for emergency water response in Navarro County, Texas, in accordance with the following specifications. 1.1. TPWD will accept bids for either one (1) open-contiguous space OR three (3) adjacent storage spaces. TPWD will determine award based on best value. Storage space shall meet or exceed the following: A. Option 1: One (1) enclosed storage space of approximately 1,500 total square feet. 1) Minimum height of twelve (12) feet 2) Minimum width of forty-five (45) feet 3) Minimum depth of thirty (30) feet 4) Open contiguous floor plan 5) Minimum of one (1) lockable Garage-style Door with the following requirements a. Minimum height of ten (10) feet and eight (8) inches for clearance b. Minimum width of ten (10) feet 6) Enclosed space shall have a minimum of three (3) 120-volt duplex power outlets. Location of outlets to be approved by TPWD at no additional cost to the agency. Storage space must have electrical wiring of adequate amperage capable of simultaneously powering overhead lights and power outlets running small hand tools B. Option 2: Three (3) enclosed storage spaces of approximately 450 square feet each. 1) Minimum height of twelve (12) feet 2) Approximate width of fifteen (15) feet 3) Approximate depth of thirty (30) feet 4) Storage spaces shall be adjacent to one another 5) Minimum of three (3) lockable Garage-style Doors with the following requirements a. One (1) roll-up style bay door with minimum height of ten (10) feet and eight (8) inches and minimum width of ten (10) feet b. Two (2) bay doors with minimum height of eight (8) feet and minimum width of ten (10) feet 6) Enclosed space shall have a minimum of one (1) 120-volt duplex power outlet per storage space. Location of outlets to be approved by TPWD at no additional cost to the agency. Storage space must have electrical wiring of adequate amperage capable of simultaneously powering overhead lights and power outlets running small hand tools 1.2. Flooring shall consist of concrete capable of supporting heavy vehicles, boats, trailers, and equipment. 1.3. Driveway and apron shall consist of all-weather material capable of supporting heavy vehicles and trailers in wet weather conditions to accommodate ingress, egress, and turn-around. Area should accommodate truck and trailer combinations of approximately twelve (12) feet high and eight (8) feet wide by fifty (50) feet long. 1.4. Overhead lighting provides uniform illumination and with minimum one (1) light switch per storage space. 1.5. Access to a close freshwater hose bib with adequate pressure for washing down vessels, vehicles, equipment. 1.6. Facility shall include the following: A. Secure gated facility with accessibility twenty-four (24) hours/seven (7) days a week. B. Adequate overhead indoor lighting to promote a safe working environment. C. Adequate dusk to dawn outdoor lighting to promote safe working environment. D. Lessor shall pay all monthly electric and water utility bills and include in rental cost. E. Lessor shall be responsible for maintaining lockable properly functioning doors and remain functional during power outages. F. Lessor shall be required to respond on-site within two (2) hours of agency reporting an emergency issue, including but not limited to power outages. G. Lessor shall be required to respond on or before the next business day for nonemergency service calls.
