This RFP is seeking responses from qualified Property Management firms that can provide continuous and uninterrupted Property Management services (The Services) for the Connecticut Department of Administrative Services (DAS) for the locations identified below. (The Properties) for a five-year Contract Term. a. The Property located at 165 Capitol Avenue, Hartford, CT is a 6-story office building with approximately 15 parking spaces. The gross square footage of the office building is approximately 350,034 square feet with approximately 328,238 square feet of usable space and surrounding grounds. b. The Property located at 315 Buckingham Street, Hartford, CT is a 8 - story parking garage consisting of approximately 324,683 square feet, which includes a basement with 4,250 square feet of undeveloped retail space, and approximately 1101 parking spaces that include 4 electric vehicle parking spaces and surrounding grounds. 26 additional Electric Vehicle Services Equipment (EVSE)parking spaces for DAS fleet vehicles is currently being considered for inclusion to the Property. c. The Property located at 505 Hudson Street, Hartford, CT is a 10-story office building consisting of approximately 154,841 square feet with an underground parking garage, surface parking having 416 parking spaces and grounds. 18 additional EVSE parking spaces for DAS fleet vehicles are currently being considered for inclusion to the Property. d. During the Term of the Contract, DAS may require additional Property Management Services for Properties that are not identified above. Such Services may be required due to the acquisition of newly conveyed Properties and/or Properties that DAS has determined to be in the State’s best interest to incorporate into the portfolio of Properties identified above.
