The Contractor shall furnish monthly service including all labor, programming tools, lubricants, equipment, transportation, and supervision necessary for a complete inspection, maintenance, filter cleaning/replacement, and repairs on the following air conditioning units: Kahului 2 - LG Units at the Kahului main office. Total of 13 vents and 17 ducts 2 - York VRF Units at the Pier 1 Passenger Terminal. Total of 7 vents and 7 ducts Maui District recommends Contractor to do a site inspection to bid for the air conditioning unit(s); however, site visit is not mandatory. DESCRIPTION OF WORK The Contractor shall perform scheduled preventive maintenance service and shall provide emergency response for all air conditioning units in this contract. The contractor shall provide all labor, programming tools, transportation, and supervision required for inspection, maintenance, and repair. The service shall consist of thorough maintenance work in accordance with the equipment manuals by the manufacturer. Such service shall include regularly scheduled maintenance tasks and inspections for each unit. Emergency service, repairs to failed equipment, and replacement parts are considered an extra charge to the Harbors and shall by paid to the Contractor upon authorization by the Harbors District Manager (HDM) or representative. The Contractor shall not be responsible for repairs due to flagrant vandalism, fire, storm, or related damages, which can be attributed to causes beyond their control. However, the Contractor shall be responsible for such repairs if the damages are caused by the Contractor's failure to properly maintain and repair the equipment, e.g., failure to reinstall protective covers causes motor to burn during rainstorm. All work done and all materials furnished shall be subject to inspection and approval by HDM or representative to ascertain that the services rendered are in accordance with requirements of this contract.
