RIAC expects the concept to maximize revenue while meeting the needs of arriving passengers and patrons waiting in the baggage claim area. 2. The concession space is expected to be developed for revenue-producing purposes, except for areas provided for seating. 3. Each Proposer will propose an amount as capital investments for the concept, including equipment and fixtures within the unit, to include any which may be required above and beyond the RIAC-owned equipment that may be present in the location, provided that RIAC recognizes that this is for an initial short term of 2 years. Food & Beverage Premises - As the existing infrastructure of the Food & Beverage concept location is approximately 17 years old, RIAC will undertake extensive remodeling and construction in approximately 2 years. e. Utilities The Concessionaire shall be responsible for all utility and associated costs within the Assigned Premises, including, but not limited to, heating, cooling, and electrical services. Utility services for the Assigned Premises shall be the sole responsibility of the successful Proposer, which shall install or cause to be installed, at its sole expense, the necessary equipment, meters, etc., to obtain electrical, telephone, internet, Wi-Fi, and other utility services and to pay the service provider or RIAC for said services as applicable.
