A. Year-round work to be performed: Preventative maintenance support and troubleshoot issues. 1. Walk through checks of the building and grounds. 2. Meet with subcontractors (e.g., plumbing, fire suppression testing and inspection, alarm system, elevator, fire extinguishers), and vendors for entry to building upon request by Dept. of Housing within 48-hours of request. 3. Maintain a building register to record building access and use. 4. Communicate subcontractor estimates and inspections with Dept. of Housing upon receipt. 5. Notify Building Management in writing of major repairs or additions to support building functions, code compliance and safety. 6. Submit a monthly detailed report to Dept. of Housing which includes ledger of visits, problems or issues found, and suggested next steps for any repairs. 7. Take troubleshooting and emergency calls for building throughout the year. Service should be able to respond within 2 hours of receiving notice, this includes being able to be at the premise to deal with emergency situations. 8. Check all emergency lights and exit signs are working properly during each visit to comply with local code requirements. Submit written record of issues to building management. 9. Troubleshoot alarms for sprinklers and fire systems, etc. during each visit. Submit written record of issues to building management. 10. Install any required safety features such as lighting, alarms, or signs to meet fire code and allow for operations. 11. Keep inventory of all supplies and equipment in the building or in dedicated storage. 12. Adjust and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems, assuring all necessary licensing and credentials for these repairs. 13. Monitor building security and safety by performing such tasks as checking electrical appliance use to ensure that hazards are not created. 14. Electrical services on an as needed basis to include any work required by a state licensed electrician. Repairs electrical wiring, fixtures, and motors to maintain electrical systems and equipment, including changing light bulbs. 15. Repairs, maintains, and alters masonry, walls, and woodwork in buildings to ensure structural stability. 16. Handyman services that include general maintenance and repair of equipment, and non-code plumbing services. 17. Work involves the performance of a wide variety of mechanical tasks including the repair and installation of some heating and cooling equipment, and overall maintenance of buildings. 18. Grounds Care – Monitor and maintain basic tree care services and pruning for small shrubs. * If required* 19. Pest Control and Disease Treatment - Pests and disease can wreak havoc on property. Proactive treatment and early detection are the best course of action. For any ongoing treatments, your contract should specify what pests or diseases will be targeted. 20. AED Testing - Maintain and test the AED according to manufacturer’s guidelines. Test the AED at least annually and after each use. • Life Safety Systems Testing and Maintenance - Fire alarm-emergency lights, fire extinguishers and kitchen suppression testing, and maintenance shall comply with the Rhode Island State Fire Marshal. All life safety equipment and accessories shall be tested and maintained in accordance with all applicable national, state, provincial, regional, and local codes, and standards, including, but not limited to the most current issue of the following publications, including all amendments thereto of the issue that is current on the date of the contract award. Where conflicts exist between the Specifications & Contract documents and the referenced publications, local codes shall govern. All equipment shall be U.L. listed or meet U.L. requirements for its intended use. Applicable requirements of the following publications shall apply to the work under this specification as if fully written herein.
