Preference will be given to sites within one-quarter mile of 350 Eddy St, Providence, RI 02903 Amount of Space: Offerors are invited to submit proposals that meet the following space requirements (the “Core Space”). As part of the negotiation, URI reserves the right to increase or decrease the required rentable square footage to meet the then-current expected need as may be available in the proposed location. Space Details: 1.1.1 Accessibility of Space All space must be fully accessible, meeting all State, Federal, and municipal regulations, including those of the Americans with Disabilities Act. 1.1.2 Adjacency of Space The Core Space shall be contiguous within the building. Contiguous space is defined as being: On each level, there are no other non-University tenant spaces that separate the University’s space. 1.1.3 Tenant Fit-out of Space Landlord must be able to provide Tenant Fit-out of spaces to ensure space is configured as stated below. If the proposal indicates less than the entire core space requirements, provide information on what program elements can be achieved with the proposed space. • Office Space o Two (2) private offices of 120 NASF each. o One (1) forward-facing office space or front reception area. o Eight (8) office spaces (cubicles or closed office) of 100 NASF each. o Internal suite circulation as required. • Other URI Facilities o Conference room for 20 occupants; no less than 1000 NASF. o One (1) single-use, gender-neutral, ADA-compliant restroom. o Breakroom or kitchen area (can be shared use with other building occupants).
