Specifications include, but are not limited to:Requirements: • The contractor shall attend a pre-bid walk-through of the facilities to assess the locations and equipment to be serviced. Contact names and pre-bid walk-through times are listed below. • The contractor must provide a detailed inspection plan for both Heating and Cooling Systems. The plan should include labor to replace filters. Supplies such as filters, belts, coolants, or other materials and additives will be paid as additional fee for the materials needed. • The contractor shall provide an annual fee per location to perform the maintenance. In addition, the contractor shall provide an hourly rate for all other service calls not covered by the maintenance agreement. The contract shall include one inspection for fall of 2016 and two inspections for 2017 (spring and fall). Job Expectations: • The contractor will complete bi-annual inspections- once before heating season and once before cooling season. • The contractor will give the City of Brookings priority service for regular maintenance and breakdowns. • The contractor shall notify the Building Services Administrator/City Engineer, via email, of any repairs needed that are not covered by the Maintenance Agreement. • The contractor will submit separate invoices for work done at each location.
