Specifications include, but are not limited to: Location - Space shall be located within the city limits of San Antonio Zip codes: 78232, 78258 or 78259. Doors and Locks - Except for the main entry, any doors leading to the outside of the building from the leased space shall be metal clad with view slot or peephole. All interior doors shall be minimum 3’ wide and solid core. - Doors with locks and that swing outward shall have non-removable hinge pins, metal frames and astragal plate covering the latch. - All exterior doors will be keyed alike; not on any master. Provide six (6) exterior door keys each stamped "DO NOT DUPLICATE". Main entrance door shall have a “deadbolt entry” function lock (ANSI E2151). All other exterior doors shall have a “store room function” lock (ANSI F86) and a “deadbolt entry” function lock (ANSI E2151). - Telephone Data Room shall be keyed to the Master key and also have a security swipe (supplied by tenant). - All exterior doors, except for the main entry, will be utilized as employee entrances. Tenant shall provide electronic security card swipes. - All interior Offices shall be equipped with individually keyed “office function” locks (ANSI F82) and master keyed. - All other interior room doors, except the Break Room, shall be equipped with individually keyed “store room function” locks (ANSI F86) and master keyed. Provide 2 individual keys for each interior lock and a total of 6 master keys. All keys are to be presented to occupying agency. - Closers required on all doors in Telephone/Data Room, rest rooms and doors leading outside the lease space. - Suite must have at least two means of egress. Walls - Durable satin finish paint throughout. - Perimeter walls of the Evidence Room and Telephone/Data Room shall contain batt insulation to ceiling height and both sides of sheetrock shall extend to the structural deck above (tape and float not required above ceiling height). Perimeter walls of the rest rooms shall contain batt insulation to ceiling height and batt insulation laid above the ceiling extending 4’ on each side of the perimeter walls. - Walls in all rest rooms shall be ceramic tile floor to ceiling. Floor Finishes - Breakrooms/areas designated to have vinyl tile must be VCT with manufacturer’s designation of slip resistant (SR). - All offices and common areas will have carpet squares per tenant and lessor choice. - All rest room floors shall be ceramic tile with manufacturer’s designation of slip resistant (SR). -LVT flooring for the lobby, PRT room, conference/ training room and the case prep room Signage (if not included in building standards) - Entry door sign. - Building lobby directory, if applicable and elected by tenant. - Room number signs for each room or area within the lease space including braille requirements. HVAC - In addition to the HVAC system serving the entire lease space, provide a dedicated 24-hour-a-day, 7-day-a-week air conditioning system in the Telephone/Data Room not connected to any energy management system or device. System designed to maintain a temperature range from 65 to 75 degrees Fahrenheit and the relative humidity from 20% to 55%. The condenser shall have high-low pressure switch to cycle fan. For backup A/C, connect a supply duct with manual louver from another A/C unit nearest the Telephone/Data Room. If unit is to be installed above the ceiling, do not mount it over the Telephone/Data Room to avoid potential leaks onto computer equipment. Equipment to be placed in the Telephone/Data Room is expected to use up to 4,875 watts of power and produce a heat load up to 35,000 BTU’s. The air conditioning unit cannot take up floor space from the square footage allotted to the Telephone/Data Room. - Air conditioning for the site shall be provided, at no additional expense to lessee, 7 AM to 7 PM weekdays and 7 AM to 12 PM Saturdays. Electrical - Three power and three data outlets in each office (not on the door wall). Each conference room will have one power and data outlet on each wall. - 2 separate 220 outlets - Other outlets in the room should be on a separate circuit - Large Case Preparation Room lighting shall be controlled by switch(s) allowing evenly distributed lighting levels to be reduced by 25-50% of fully illuminated, room lighting. Switch location to be determined by tenant. - Two #6 ground wires in Telephone/Data Room. - Each copier location requires a dedicated 120 v, 20 amp, isolated ground circuit with duplex NEMA 5-20 R receptacle. - All dedicated electrical outlet locations to be 120 v, 20 amp, isolated ground circuit with NEMA 5-20 R receptacle and distinctively colored face plate. - Lessor shall connect all modular furniture to power as needed at the time the modular furniture vendor schedules the installation. Power poles, if utilized, will be provided by Lessor. - Include a 3/4 inch hole with grommet in the top plate at each ring and string installation. - Metal conduit from the building demarcation point to the Telephone/Data Room (2” diameter with pull string and no more than three 90 degree sweeps). - Lessor must notify tenant 10 business days in advance of the desired start date for computer cabling to be installed by tenant’s contractor. - Lessor shall remove all old/existing computer cables from the proposed site if they exist. - Only power allowed in the Telephone/Data Room is power required for the room; no building transformers, circuit boxes or wiring allowed.
