Specifications include, but are not limited to: 1. Check filters and change if needed (filters shall be supplied by the contractor) 2. Inspect the entire system 3. Check operation and condition of all components 4. Clean condenser and evaporator coils 5. Clean A/C drain 6. Clean drain lines for proper flow and clear clogs 7. Clean AC Drain Pan 8. Clean grills and blower wheels 9. Inspect and clean condensation pans and lines 10. Inspect equipment for rust and corrosion 11. Inspect ducts for mold, dust, and debris 12. Check fan motor 13. Check pressure for all units 14. Lubricate motor bearings and moving parts 15. Check for debris around outside of unit 16. Remove Debris 17. Add Algae Tablets for Drain 18. Ensure unit is operational functioning before leaving site 19. Make VITEMA maintenance personnel aware of any issues that arise during the quarterly inspections.
