This project replaces an existing shelter with a new facility on the same parcel. The construction will require demolition of the existing Patrick Henry Shelter which is approximately 9,500 sf in footprint. The existing facility is a two-level structure with a single-level basement and nine apartments as well as administrative and support spaces. The new construction includes a four-story structure with a basement level that is approximately 24,000 sf in footprint as well as civil improvements and amenities on the 0.66-acre site. The new building will include 16 apartment style dwelling units and service spaces. Major site work includes surface parking, a fenced outdoor gathering area with play structure, stormwater management system, emergency generator, and dumpster enclosures. The project will also include a bus shelter, improved shared use path, public open space, and general grading and landscaping. The new facility is designed to meet LEED v4 Silver Certification with sustainability features including Electric Vehicle Charging Station and infrastructure for a future Photovoltaic Solar System.The site is adjacent to an existing Dominion Energy (DE) overhead electric utility transmission line easement and will need careful coordination with DE by the Contractor during construction
