Cornerstone Limited Scope Rehab (Phase 1) SHA has been awarded funds to address specific needs at Cornerstone Courtyard. This includes hot water supply line replacement, HVAC upgrades, and stucco repair. The successful A/E firm will need to provide guidance and consultation on the following: • Method of hot water line replacement. • HVAC upgrade strategy. The property currently has ductless mini splits that provide air conditioning only. Heat is provided by resistance heat. SHA would like to upgrade to some type of heat pump system that can provide both heating and cooling to be come less reliant on resistance heat. The second phase of this scope will involve converting the three-bedroom units at Cornerstone into one-bedroom units. The HVAC upgrade done in this phase will need to be compatible with the second phase. At present, SHA does not envision requiring construction documents, however, this could change with city requirements or unknown conditions. Cornerstone and Pearl Rehabilitation (Phase 2) The rehabilitation of these two buildings will need to position them to operate without replacement of a major system component for the next 15 years. To make Cornerstone more appropriate to the neighborhood it is in, SHA wants to convert all or part of the 3-bedroom units at this property into 1- bedroom units. J Barter Construction Consulting has prepared an initial feasibility study to show how the conversion of these units might unfold. This is available in the document download. The scope of the successful A/E firm in Phase II will be: • Review of capital needs assessments, survey the property, and develop a scope for the rehab project. • Conversion of the 3-bedroom units to 1-bedroom units. • Major systems such as elevators, HVAC, and plumbing to determine their remaining useful life. • Depending on the scope of the rehab, construction administration services may be needed.
