1. The project consists of the removal and replacement of the original rooftop unit (RTU-3) serving the Men’s Locker Room within the repair garage, as indicated on the mechanical bid documents. 2. The new RTU-3 (package DOAS with DX cooling, gas heating, and exhaust air energy recovery) will improve system operations, performance, and user comfort while increasing energy efficiencies. 3. Demolition work shall include the removal of existing ductwork, gas piping, roof mounted RTU and associated exhaust fan (EF-34) and other equipment as shown on the mechanical bid documents. Remove abandoned hot water and electric booster coils in ductwork serving men’s locker room. 4. The new mechanical equipment scope for the repair garage men’s locker room will consist of a packaged, roof mounted, dedicate outdoor air system (gas heat, DX cooling, integral exhaust air energy recovery, and packaged controls. The system will provide code required ventilation, while maintaining a 70°F space temperature at -10°F winter design conditions and 75°F space temperature and 50% RH at 89°F summer design conditions. 5. Miscellaneous cutting, patching, ceiling demolition & replacement, roof work, and structural steel to accommodate new installation shall be provided as required. 6. Mechanical contractor shall demolish all existing control thermostats, humidistats, and associated control wiring serving existing RTU-3 and shall furnish and install all manufacturer supplied controls for new rooftop unit RTU-3 including new adjustable zone thermostat with temperature and humidity sensors. 7. Building Automation System (BAS) equipment, wiring, and programming for new RTU-3 provided by Johnson Controls Inc. (JCI) under a separate contract direct with the City. This shall include furnishing and installing communication cable from new RTU-3 to existing BAS panel with full BACnet integration. BAS demolition scope provided by JCI shall include removal of existing RTU-3 and EF-34 and all associated programming and graphics. 8. Electrical demolition and new work installation provided by City of Milwaukee Electricians.
