The Aurora Highlands is a master planned community located on the high plains prairie, approximately three miles south of Denver International Airport (DIA). The site is located east of Picadilly Road, south of 56th Avenue, north of 26th Avenue, and west of Powhaton Road (future alignment) with a portion also east of Powhaton south of 48th Avenue (future alignment). The development consists of approximately +/- 3,884.9 total acres which is anticipated to be developed with single family and multi-family homes, commercial, retail, industrial, and other amenities, reaching an estimated population of approximately 41,823 people at full build-out.
AACMD is responsible for designing, constructing, and managing the construction of certain public improvements benefiting The Aurora Highlands, both onsite and offsite.
The Design-Builder shall design and construct an indoor-outdoor aquatic center, and shall maintain the aquatic center for a period of one year following substantial completion of the entire work. The Design-Builder will not be responsible for the grading or excavation of the project site, but shall instead assume that the lot will be graded and finished. Owner’s objective is to begin operating the aquatic center no later than summer 2024. The Owner’s budget for the aquatic center is currently approximately eight million dollars ($8,000,000.00), including design and construction, but excluding maintenance.
As of the date of this RFQ/P, the Owner anticipates that the aquatic center and associated parking lot will include (but is not limited to): (1) a 20’ x 30’ Porte-Cochere, (2) 2400 square feet for the lobby, hallways, and locker rooms, (3) 1400 square feet for IT rooms, offices, electrical and mechanical rooms, a break room, and storage, (4) a 28’ x 25’ glass atrium with sliding doors, landscaping and lounge areas, (5) a 140’ x 70’ by 33’ height natatorium containing a 25 meter lap pool, separate slide pool, separate splash pool, and a Jacuzzi, and (6) exterior pools consisting of a free-form, resort-style pool with two Jacuzzis, heated concrete, pool deck, shade structures and fencing.
