Summary of Specifications:
The Arapahoe Library District (Library District) is seeking Request for Qualifications (RFQ) from qualified reliable General Contractors for a Design-Build expansion of the Eloise May Library (May Library) located at 1471 South Parker Road, Denver, Colorado, 80231 by approximately 3,000 square feet. The purpose of the expansion is to provide a dedicated children’s space, separate from the rest of the library--which will hold its own, against other popular attractions such as museums, parks and McDonald’s. The design should complement the current look and feel of the existing space, but with a nod toward young patrons. This extension will house the children’s collection and provide a separate space for Storytime and other children’s programs. The design should include: 1. Use of natural light 2. Age-appropriate zones for babies through tweens 3. Interactive learning environments 4. Family friendly restrooms 5. Quiet and collaborative work spaces 6. Storage space The total cost of the entire remodel project is budgeted not to exceed $1,506,550 with an estimated $1,222,300 for hard construction cost, fees, permits, escalation, and contingency. The remaining $284,250 will be for soft costs. The winning vendor is expected to sign the AIA Amendment Exhibits, A141 Exhibit A and A141 Exhibit B (not included with this RFQ). The Design Team will consist of the General Contractor and Architect, who will work with the Library District to identify our needs, facilitate the charrette process with various stakeholder groups including staff, the public, and others as assigned by the project manager. The Design Team will then create a conceptual design and all the final construction documents. The Design Team must include all facets of the scope not to exceed $1,222,300. The Library District's intent is to be substantially complete with the construction phase by the end of 2017. The Library District intends to have completed the procurement process and issued a notice to proceed with the Preconstruction/Design Phase by October 2016.
