Auraria Higher Education Center (AHEC) and Metropolitan State University of Denver (MSU Denver or University) invites proposals from qualified Construction Manager/General Contractor (CM/GC) firms for services associated with planned improvements in approximately 150 academic spaces across the Auraria Campus, for execution May 16, 2022 through August 19, 2022. This is a federally funded project that will be the largest academic space improvement project completed in the history of the University and will greatly improve the overall quality of our learning spaces portfolio.
The 2022 Academic Space Improvements project will broadly improve the quality of MSU Denver proprietary learning spaces across the Auraria campus. Many of these learning spaces have not seen significant improvements in over 40 years. The project will create a higher and more consistent level of experiential quality across the space portfolio, allowing for more effective instructional delivery that results in better educational outcomes for students. Spaces will be improved in both MSU Denver-owned and AHEC shared buildings.
Improvements will occur in at least 12 buildings on the Auraria campus (See Exhibit B) and will focus primarily on finishes, furniture, fixtures, equipment, audio/visual, and classroom technology. MSU Denver has done a preliminary assessment of potential spaces to be included as part of the project scope, initially identifying 148 spaces (see Exhibit A) from within our total portfolio. Currently, MSU Denver is in the process of reevaluating these spaces, plus 25 similar spaces in conjunction with the to-be-selected Architect/Engineer (A/E) firm to fine tune scope and included classrooms. The selected CM/GC firm will be responsible for evaluating and consulting on the selected spaces in partnership with the selected A/E firm, AHEC and MSU Denver. Moreover, it is expected that the selected CM/GC firm with provide value in new innovations, best practices, reduced costs and schedule risks that contribute to successful project delivery and execution.
A Guaranteed Maximum Price (GMP) and an updated project duration schedule will be established by the A/E and the Construction Manager/General Contractor in conjunction with AHEC and MSU Denver. The CM/GC will evaluate, among other things, availability of materials and labor, project schedule, project costs as they relate to the established budget, constructability, and will work closely with the A/E, AHEC and MSU Denver throughout the planning, design and construction phases of the project.
