Summary of Specifications:
The Boulder County Housing Authority (BCHA) is seeking proposals from qualified contractors to complete a Rental Assistance Demonstration Physical Condition Assessment (RPCA) of BCHA property Hillside Square, 13-units of affordable housing located at 502-516 W. South Boulder Road in Louisville, Colorado. The project consists of three 2-bedroom, eight 3- bedroom, and two 4-bedroom units located in three buildings. This unit mix provides much needed family housing for Boulder County residents earning below 30% AMI. Hillside Square includes a small playground and is located in close proximity to schools, public transportation, open space, and downtown Louisville.
The goal of the RPCA is to complete an assessment of the property condition, an energy audit, a utility consumption baseline and a pest inspection, to identify the current condition of improvements, recommend replacement components now and in the future, recommend a schedule for replacements and annual and initial deposits required to fund them, obtain 12 months of utility usage, and identify current pest management practices and make recommendations for improvement.
