Summary of Specifications:
Boulder County is currently soliciting proposals for residential mold assessment and remediation services. The single family ranch house built in 1987 and located at 3495 McCaslin Boulevard, Superior, Colorado, 80027 is owned by Boulder County and maintained by the Parks and Open Space Department (BCPOS). The house is approximately 2,300 square feet including the finished space on the main level and the unfinished space in the basement. The house is currently vacant, but has been used as rental property in the past. Based on the assessment and cost of mitigation, it will potentially be used as rental property in the future as well. BCPOS would like to evaluate the costs associated with locating, assessing, testing, and removing the mold to make the house habitable once again. The house did receive water damage from broken pipes in the storage room/bathroom off of the garage in 2007/2008. The house was inspected by Case Inspection Services, Inc. in 2012 (see Attachment A) as routine procedure. Prior and recent inspections have indicated there were/are moisture and mold issues in the storage room/bathroom located off of the garage and in the adjacent laundry room, in the main portion of the house. Some water stains were also observed on the basement floor.
The successful bidder will be required to enter into a Contract for Services and meet the required insurance requirements. Insurance requirements are addressed in the attached Sample Contract (see Attachment B) and are listed below. All insurance requirements must be received and approved, by the County, prior to work commencing.
This project may require the submittal of a Payment Bond and a Performance Bond. The bond information is addressed in the attached Sample Contract. All bonds must be received and approved, by the County, prior to work commencing. In addition, retainage and a Notice of Final Settlement will be required if bonds are required.
