A recommended pre-proposal conference will be in-person on Tuesday, December 13, 2022, at 10:00 AM MST. The pre-proposal conference will be held in the Red Rocks Conference Room at the Englewood Civic Center, 1000 Englewood Parkway, Englewood, CO 80110. A site visit will be held following the pre-proposal conference at 4747 S Wyandot St, Englewood, CO 80110. Please arrive 10 minutes early in order for the meeting to start on time. It is recommended that contractors attend to gain a full understanding of the project and scope of work. The addendum and attendee list will be posted to BidNet once the question period expires.

Additional Bidding Instructions

The Proposal must not exceed 9 total pages (8½ × 11-inch with 1-inch or greater margins; up to two (2) pages of the total page count may be 11 x 17-inch tri-fold format). The page limit excludes the transmittal letter, index or table of contents, front and back covers, title pages/separation tabs, and proposal appendices (Appendices A-F). A font similar in size to or larger than Times New Roman font eleven (11) point must be used in Proposal Parts 1 - 4.

Additional Bidding Instructions

The CMGC shall submit one (1) copy of the proposed fee in a separate submission via Bidnet.

Fee shall be separated into the following:

1. Pre-Construction Phase Services Fee: Provide a detailed table showing the fee for the Pre-Construction Phase services. The table shall include personnel, hours, hourly rates, subcontractor costs, travel costs, and markups. The provided table shall be inclusive of all major tasks / work breakdown structure presented in the proposal.

1. Construction Phase Services Fee: Provide a Construction Phase Services Fee as percentage of the construction budget for all expenses not included in the General Conditions worksheet, including all overhead and profit. Provide percentage with two decimal points (X.XX%). This percentage shall be applied to Direct Costs, Design-Builder Contingencies, and Indirect Costs (other than costs of performance bonds, payment bonds, and sales tax), and in accordance with the Draft CMGC contract.

1. General Conditions Percentage: Identify a General Conditions Percentage based on the Project duration. Provide percentage with two decimal points (X.XX%). CMGC may provide supporting rationale for its proposed construction staff percentage information, which may include staffing matrix, anticipated hours per project role, billing rates, and reimbursable costs.
