Summary of Specifications:
The Rialto Bridge Project is a 3-story, 20,000 square foot project principally located at 218 and 224 E. Fourth Street in downtown Loveland, CO. Nearly half the Project’s square footage will be public space and will include Green Room space for the Rialto Theater, a large Community Room on the 2nd floor, and other Rialto support spaces. Portions of the public spaces will be physically connected to the Rialto Theater and some Project utilities and mechanical/HVAC systems may be integrated with those serving the Rialto. The private space includes a 1st floor restaurant and 3rd floor office spaces. The existing buildings at 218 and 224 E. Fourth Street are directly west of the Rialto Theater and were constructed in the late 19th Century. They have been adaptively reused many times. In advance of the selected contractor being given control of the site for construction of the Project, hazardous materials in those structures will be mitigated, and the structures will be removed under separate contract. Because the site is located in the heart of downtown Loveland, the Rialto Bridge Project must be closely coordinated with adjacent business owners and residences to minimize interference with their daily functioning and operations. In addition, the City intends to maintain Rialto Theater operations and public access during the Project. Map noted on page 3 will be posted 11-3-10
