This Project includes all necessary labor, supervision, equipment, tools, and materials for the demolition of existing Modified Bitumen roofing followed by the installation of a new TPO Mechanically Attached Roofing System with the RhinoBond TPO Welding Plate in conjunction with cover board & flute fill insulation over the existing structural metal roof panels as shown on the plans. Work also includes replacement of roof flashings and associated roofing accessories.
All dimensions and scope of work shall be verified by Contractors prior to submission of bids.
This Project requires the assistance of an electrician to properly construct some of the roof assembly details. All electrical work (adjustments, relocations, disconnects & reconnects) of existing electrical conduit, boxes and equipment must be completed by a licensed and insured commercial electrician hired by Contractor. The cost for this work must be included in the bid. Contractor to closely coordinate interruptions in power/service with PWMD Project Manager.
All work shall be done in a thorough, workmanlike manner in accordance with current Pueblo Regional Building Department Codes.
Pricing shall be all inclusive to include but not limited to:
- All labor, equipment, supplies, materials, and all other costs related to the successful completion of the project.
- Existing lighting protection system to be removed prior to roof renovation and then reinstalled upon completion of roof renovation. Contractor shall enlist the services of a qualified lightning protection contactor to inspect and document the existing system, carefully remove as require for roofing work, provide safe storage during roof renovation, and then reinstall as required to match previously existing layout/installation (replacing any unusable, damaged, or broken components). All components necessary to reinstall the system in accordance with roof manufacturer and regional building code requirements shall be included in this bid.
- Remove and dispose of existing modified bitumen roofing overlay/repairs entirely - down to the metal roof panel at Roof Areas 1, 2, and 3.
- Demo existing skylight curb on Roof Area 3.
- Demo existing gutter and downspout from Roof Area 1. All other gutters and downspouts to remain.
- Install fire treated wood blocking at all eaves, rakes, and penetrations per manufacturer’s requirements.
- Install ½” plywood substrate along sidewall transition per detail 4.
- Install EPS Flute filler insulation, loose laid. Note: Contractor to verify panel spans for each roof area to ensure appropriate size flute-filler insulation is used for each roof deck.
- Install tapered EPS insulation as required to bridge height transition between Roof Area 1 and Roof Area 3, per detail 4.
- Install ½” HD cover board over flute filler insulation. Install ½” plywood over translucent panel locations per detail 10. Mechanically fasten all coverboard/plywood per manufacturer’s requirements.
- Install RhinoBond Attached 060 mil (white) TPO Metal Retrofit/Recovery Roof System in strict accordance with manufacturer’s requirements.
- Install protective layer of TPO membrane or walkpad along sidewall of Roof Area 3 as shown on plan.
- Install heat-weldable metal drip edge flashing (white) w/ continuous 24-gauge galvanized metal cleat.
- Install prefinished 6” box gutter and 4x5 open-face down spout at Roof Area 1 location designated on plan.
- Install 3x3 heat-weldable metal diverter at Roof Area 1 location designated on plan.
- Furnish and install U-Anchor 2000-TPO attachment points (communication mast @ Roof Area 1) per manufacturer’s specifications. Take care to ensure communication mast remains stable during when support cables are not secured. Coordinate work so that communication equipment does not go unsupported overnight.
- Furnish and install new conduit & line supports per roof manufacturer requirements and as required to comply with the local building code.
- Perform complete clean-up of all trash and debris associated with roof renovation on a daily basis and upon project completion.
Provide a 5-year workmanship warranty and a 20-year NDL Manufacturer’s warranty covering material and labor.
