Summary of Specifications:
Certified HUD appraiser to perform a market appraisal of residential properties to include homes and condominiums and provide report.
Certified land surveyor conduct a property mortgage survey of residential properties to include homes and condominiums and provide report.
Develop a marketing strategy targeting low income and qualified senior citizens buyers using standard practices and methods. The objective is to successfully acquire active participation of low income and qualified senior citizens population within the City Of Taylor, the surrounding area, the state of Michigan and nationwide. The strategy shall be in compliance with HUD requirements. The development of the marketing strategy is a one time fee and shall be presented to the City Of Taylor Community Development Department prior to execution.
Execute the approved marketing strategy as defined in section C3. Upon request, attend meetings and planning sessions to advise on real estate matters. The rate shall not to include postage, printing and other distribution cost, the City Of Taylor will pay them at cost as defined in section D.
List and sell residential properties to include homes and condominiums using standard real estate systems and methodologies to qualified low income and qualified senior citizens buyers. The process in its entirety shall be in compliance with all applicable regulatory requirements as defined by the City of Taylor, HUD and all other regulatory bodies. Such methods shall include, but not limited to, verification of eligibility, preparation of all necessary closing documents and in some cases extensive communication between the buyers, financial institutions and the City of Taylor. Per sale fee shall include all related real estate broker fees, including buyer’s agent’s fees. Per sale fee shall exclude title search/title insurance cost, documents preparation cost, title company closing services fee, recording fees, transfer taxes, home warranty cost, appraisal and survey fee.
