Summary of Specifications:
The selected CM will work closely with the Owner, Owner’s Representative and Architects in a complete “Team” effort in the pre-construction phase. The Owner reserves the right to negotiate with the selected CM at the end of the pre-construction phase for subsequent construction services, or terminate the CM service and solicit proposals from other construction management firms for construction services. Services and responsibilities of the CM during pre-construction phase will include: • Participating in design reviews • Bid-ability and construct-ability reviews • Cost estimating • Leadership in value analysis • Construction phasing and scheduling
The Owner intends to use the AIA Document A133 – 2009 as the Contract form, with appropriate modifications, for pre-construction and construction services. This document will create the formal agreement between the Owner and CM. Copies of this document and AIA Document A201-2007, General Conditions of the Contract for Construction, as modified, are enclosed as a part of this RFP for your review and to help you prepare your proposal.
The proposed scope and schedule of the Central Campus Renovations are defined in The Proposed Scope Summary section to this RFP. The planned renovations include interior renovations at five (5) county buildings, demolition of an existing parking deck/redevelopment of the site and construction of a new parking deck. The construction budget is estimated to be approximately $35,000,000. Please review the enclosed project scope and schedule, and respond as to its appropriateness and your approach (work plan) to accomplish the pre-construction service and construction within the schedule.
