RFP17-0001 - Proforma Real Estate Development Model

The Village of Beverly Hills, Michigan is seeking proposals for real estate development services to estimate realistic expenses and revenues for implementing the town center master plan.

Based on the Beverly Hills Town Center master plan and the attached retail market study prepared by Gibbs Planning Group, the consultant shall prepare one (1) proforma real estate development model estimating the development costs, revenue and potential return on investment for all proposed land uses of each town center master plan. 
 
The proforma shall include:

• Assumed land and existing building values
• Infrastructure costs (utilities, roads, etc.)
• Demolition costs including the existing buildings proposed to be razed by the master plan
• Assumed site development costs including streetscape, roads, storm water and landscaping.
• Proposed residential, office and retail (and/or other proposed land uses)
• Finance costs
• Estimated revenues for all proposed land uses including: hotel, office, retail and residential
• Estimated property tax revenues generated by the proposed new real estate development
• All other costs and revenues as required.
