BOILER REPLACEMENT AT BROOKSIDE GARDENS
SUMMARY OF SCOPE OF WORK:
1. THIS PROJECT INCLUDES REPLACEMENT OF THE EXISTING HOT WATER BOILERS, HEATING PUMPS, AND ASSOCIATED EQUIPMENT, PIPING, VALVES,
ETC. REFER TO DWGS. & SPECS. FOR ADD'L INFO.
2. THE BOILER REPLACEMENT PROJECT IS A SINGLE PRIME MECH. CONTRACTOR BID. THIS CONTRACTOR IS RESPONSIBLE FOR ALL WORK
ASSOCIATED W/ THE PROJECT INCLUDING PLUMBING, ELECTRICAL, ETC.
3. THE FOLLOWING SEQUENCE/APPROACH IS TO BE FOLLOWED, UNLESS THE CONTRACTOR COMES UP WITH A BETTER APPROACH:
A. REMOVE EXIST. BOILERS, & BURNERS, CONTROL PANELS, PIPING, BREECHING/FLUES, ELECTRICAL, ETC.
B. REMOVE EXIST. HEATING PUMPS & RELATED PIPING, VALVES, ETC.
C. SAWCUT EXIST. FLOOR SLAB TO REMOVE EXISTING FLOOR DRAINS, TRAPS, PIPING, ETC. INSTALL NEW FLOOR DRAINS WITH TRAPS AND
CONNECT TO EXIST. UNDERGROUND WASTE PIPING. PATCH FLOOR SLAB TO MATCH EXISTING FLOOR.
D. POUR NEW CONCRETE PADS FOR NEW BOILERS, PUMPS, & OTHER BOILER ROOM EQUIPMENT.
E. INSTALL NEW BOILERS ON NEW CONCRETE PAD, COMPLETE W/ NEW PIPING, BREECHING/FLUES, LINER, ELECTRICAL, ETC. FOR A
COMPLETE & OPERATIONAL SYSTEM.
F. INSTALL NEW HEATING PUMPS ON NEW CONCRETE PAD, COMPLETE W/ NEW PIPING, VALVES, ELECTRICAL, ETC.
G. COORDINATE WITH PSE&G FOR THE GAS SERVICE UPGRADES AND GAS TIE-IN. PSE&G WILL INSTALL NEW GAS SERVICE TO THE EXIST. GAS
SERVICE LOCATION TO ACCOMMODATE GAS LOAD OF NEW BOILERS. REFER TO DWG. M2.01 FOR ADD'L PSE&G REQUIREMENTS.
4. TEMPORARY SHUTDOWN OF THE UTILITY SERVICE TO THE BUILDING MAY BE NEEDED DURING CONSTRUCTION. DOWNTIME SHALL BE KEPT TO
A MINIMUM AND WORK SHALL BE PLANNED ACCORDINGLY. ALL SHUTDOWN SHALL BE SCHEDULED WITH OWNER.
5. PERFORM ALL ASSOCIATED WORK AS INDICATED ON DRAWINGS AND SPECIFICATIONS.
6. PROVIDE IDENTIFICATION LABELS, TAGS & FLOW ARROWS FOR ALL NEW EQUIPMENT, PIPING, ETC.
7. PROVIDE NEW BOILER & PUMP CONTROLS W/ TEKMAR CONTROLLER & ALL CONTROL DEVICES TO START/STOP, LEAD/LAG BOILERS & PUMPS
FOR MAX. ENERGY EFFICIENCY.
8. PROVIDE STARTUP OF NEW BOILERS & PUMPS, & FLUE GAS ANALYSIS OF NEW BOILERS, & TAB.
9. PROVIDE TWO (2) TRAINING SESSIONS, SPREAD MIN. FOUR (4) WEEKS APART, ON PROPER OPERATION & MAINTENANCE OF NEW BOILER
SYSTEM & CONTROLS.
10. PROVIDE FOUR (4) COPIES OF ONE-TIME CHEMICAL TREATMENT REPORT AFTER THE NEW BOILER SYSTEM IS INSTALLED & TESTED.
11. PROVIDE TWO (2) SETS OF HARD COPIES IN BINDERS & ELECTRONIC FLASH DRIVES OF ALL CLOSEOUT DOCUMENTS, INCLUDING SUBMITTALS/
STARTUP/TAB REPORTS, O & M MANUALS, ETC.
12. PROVIDE TWO (2) YEARS MATERIAL & LABOR WARRANTY FOR ALL NEW WORK.
13. THE ENTIRE PROJECT IS TO BE COMPLETED BY AUGUST 31, 2024, AT THE LATEST.
14. DRAWINGS INDICATE BROAD SCOPE OF WORK ONLY AND THE END RESULTS. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL NECESSARY
WORK ASSOCIATED W/ DEMOLITION & INSTALLATION OF THE BOILER SYSTEM. WHENEVER THE OUTDOOR TEMPERATURE IS BELOW 50°F,
UNINTERRUPTED HEATING SHALL BE PROVIDED TO THE BUILDING, WORK SHALL BE SCHEDULED ACCORDINGLY.
15. ASBESTOS ABATEMENT WILL BE PERFORMED UNDER A SEPARATE CONTRACT. MECH. CONTRACTOR (FOR THIS CONTRACT) SHALL
COORDINATE & PLAN WORK ACCORDINGLY.
16. REMOVAL OF EXIST. UNDERGROUND FUEL OIL STORAGE TANK WILL BE PERFORMED UNDER A SEPARATE CONTRACT. MECH. CONTRACTOR
(FOR THIS CONTRACT) IS REQUIRED TO REMOVE EXIST. FUEL OIL EQUIPMENT & PIPING IN BOILER ROOM AS CALLED OUT ON DESIGN
