Summary of Specifications:
Scope of Work shall consist primarily of interior renovations to classrooms, hallways and supportive spaces; such work shall include HVAC improvements, suspended acoustical and hard ceiling systems with lighting fixture upgrades, electrical/special systems upgrades, vinyl tile flooring, carpet, new wall finishes, ceramic tile, casework and new doors and hardware.
The project shall also encompass renovations to several existing toilet rooms. With the exception of the Administrative and Multi-Purpose Wings, installation of a fire suppression system shall also be accomplished in the Base Bid Scope of Work and as identified within drawing sheet A003. Exterior work shall be limited to rooftop mechanical improvements and associated upgrades to utilities and roofing systems.
If accepted, two additive alternates shall provide for various upgrades to the Multi-Purpose Room.
The proposed improvements have been separated into two construction phases, Phase A and Phase B. Both construction phases are scheduled to begin simultaneously and upon vacation of Spring 2004 classes. Phase A improvements shall be completed by August 03, 2004, prior to commencement of Fall Semester 2004 classes; Phase B improvements shall be completed by September 28, 2004. It shall be imperative that construction of Phase A be substantially complete prior to the return of students in the fall.
It shall be the responsibility of the Bidder to familiarize himself with the nature and extent of the Bidding Documents, Scope of Work, site, locality, and all local conditions, laws, and regulations that in any manner may affect cost, progress, performance, and/or furnishing of the Work. Further, the Bidder shall include all costs related to an expedited submittal process, expedited quick shipping costs for materials, overtime labor and materials storage, as necessary to meet the construction schedule.
Safety of the students shall be of primary importance throughout the course of all construction.
Most, but not necessarily all, of the asbestos abatement and interior demolition shall be accomplished under a separate contract, prior to (primary) construction commencement of this project. The General Contractor shall be directed to demolish and remove selected existing casework prior to commencement of abatement by the Abatement Contractor. Architect’s construction estimate for Base Bid Work is $996,750.
