This is a Solicitation for Offers for the Purchase of the Uncle Sam Parking Garage.
The purchase and sale of the Uncle Sam Parking Garage property is subject to the existing lease agreement by and between the City of Troy and Bryce Properties LLC, which is attached hereto this bid application. In the event any bidder is successful in purchasing the Uncle Sam Parking Garage, the deed conveying title to the purchaser shall be subject to the lease agreement defined herein above and the purchaser shall accept the assignment of the lease agreement and shall be liable and responsible under all the terms therein as if purchaser had executed the lease agreement.
The Uncle Sam Parking Garage is located in the City of Troy between Fulton and Grand Streets and 3rd & 4th Streets. The USPG constructed in the late 1970's as part of the City's Urban Renewal Program, is a three (3)-level facility consisting of two (2) structurally supported masonry levels measuring approximately 240' in width x approximately 260.42' on the north and south, 356.88' on the west and 355' on the east. The facility is able to accommodate approximately 514 vehicles. The structure has been retrofitted to accommadate an additional two-story expansion.
The USPG also includes a branch of the Capital District Off-Track betting Corporation, which includes a full service commercial grade kitchen, bar and dining area. The facility also includes a pedestrian walkway/bridge that connects the parking garage to the Uncle Sam Atrium and one elevator servicing the interior of the facility.
