The City of Yonkers, N.Y. (“COY” or “the City”) is seeking proposals from qualified and experienced real estate brokers to assist the City of Yonkers Industrial Development Agency (“YIDA”) with commercial brokerage services.
The City owns the Historic Yonkers Pier on the Hudson River at 71 Water Grant Street, Yonkers, New York (the “Yonkers Pier”). The Yonkers Pier has views of the George Washington Bridge and NYC skyline to the south, the Palisades to the west and the Governor Mario M. Cuomo Bridge to the north. The City, through the City Parks Department, entered into a Master License dated March 24, 2005 with YIDA for the Second Floor plus 1000 sf on the First Floor of the City Pier (“Licensed Premises”) to facilitate redevelopment. YIDA has the right to use the Licensed Premises for a restaurant and certain water related activities. The existing restaurant operations are pursuant to a sublicense to Xavier X2o (“Current Sublicensee”) which is expiring. The Mayor’s office desires to engage a real estate broker with experience in placing municipal concession agreements to facilitate a process to determine market pricing and terms for a new sublicensee.
This is a request for proposals from qualified real estate brokers to assist with identifying credit sublicensee for a new multi-year sublicense for the operations of the Licensed Premises. The Current Sublicensee will be invited to make a proposal but the intent is have the engaged broker solicit interests from a wide range of potential sublicensees to get market data to assist in a deliberative process by YIDA when awarding the new sublicense. It is the intent of this Request for Proposals to have the successful broker enter into a professional services contract with YIDA to provide real estate services as outlined herein. YIDA is seeking brokers with experience in marketing and selling properties for owners with diverse portfolios of properties to best position selected properties in its small inventory. The broker should have some familiarity with laws and practices applicable to municipal real estate matters, including relevant local land use and zoning controls for properties.
