The town of North Smithfield is seeking qualified proposals for Owner Project Management Services for an
interior renovation & addition at the North Smithfield Police Department’s Headquarters at the former Bushee
School building located at 575 Smithfield Road in North Smithfield, Rhode Island. The awarded service provided
would be facilitating the project on behalf of the town, reporting directly to the appointed council and
coordinating efforts directly with the Prime Architect and awarded General Contractor through the project’s
completion to certify that the facility fulfills the performance requirements of the town, its occupants, and the
operators.
The Bushee School Building was built in 1929 and has served multiple needs since its construction. In recent
decades as the educational use was no longer in use, the building served as both the police headquarters and the
town’s administration offices. The building has approximately 15,000gsf of interior space and since the town
offices have departed the building, a portion of the upper floor remains under-utilized. The goals of this project
are to bring the police department headquarters up to current standards and programmatically improve the
building for the department and municipal uses.
Utilizing available funding from multiple sources, the overarching goals of the project are to conduct repairs to the
building envelope, including window replacement, lintel repairs, etc. as well as reconfigure both levels of the
building, inclusive of system upgrades throughout to a maximum total budget of up to $6,000,000. A series of
add-alternates will also be presented within the contract documents for the town’s consideration and/or
implementation as additional funding becomes available.
